Heritage Building Condition Assessments
Project Background
Sutherland Shire Council owns and maintains a number of Heritage-listed buildings along Cronulla’s coastline, including the Cronulla Sports Complex and the iconic beach pavilions at Oak Park and Shelly Beach. Council engaged TK Business Group to undertake condition inspections and assessments of the Heritage buildings to inform the scope of building remediation and repair works required at these sites.

Program Scope The program scope included detailed inspections, assessments and reporting upon five of Council’s Heritage-listed buildings, with a particular focus on identifying structural concerns.
Program Methodology
TKBG adopted a consistent approach to the inspection and assessment of each Council building, conforming to both Australian Standard 4349.0 – 2007 Inspection of buildings – General requirements and the Institute of Public Works Engineering Australasia’s Practice Note 3 for Buildings – Building Condition and Performance Assessment Guidelines.
For each building:
- A site inspection was completed by a Civil Engineer and a Structural Engineer.
- A condition rating score was assigned to each building component assessed, and an estimated remaining life was nominated.
- Imagery of each of the five buildings’ roofs was captured via drone to aid the visual assessment process and to provide current imagery for future reference.
- Building measurements were obtained in order to produce floor plan sketches of each building.
- Findings from inspections were documented on site. The inspection data was quality checked for any anomalies.
- One report was prepared per building inspection, documenting findings and providing further commentary where appropriate.
